We met with Antonio at ESSCA’s Málaga campus to ask him a few questions about the opportunities, challenges, and prospects in the industry.

Hello Antonio, could you please share some insights into the current opportunities and challenges in the real estate market in Costa del Sol and Spain?

The real estate market in Spain – particularly in high-demand areas like Costa del Sol – offers a range of exciting opportunities. The region continues to attract both international investors and residents, thanks to its quality of life, strategic location, and growing appeal as a tech and innovation hub. These factors are driving long-term interest in residential, commercial, and mixed-use developments.

At the same time, this strong demand creates significant challenges.

Prices are rising quickly, and supply struggles to keep pace – partly due to regulatory constraints and limited availability of land. This creates a complex landscape for buyers and a riskier environment for developers and investors. It may take several years for supply to stabilize and meet the market’s needs.

That’s precisely where our expertise becomes valuable. At ESSCA, our programs equip real estate professionals with the analytical tools, strategic insights, and decision-making frameworks needed to successfully navigate these market dynamics and seize the opportunities that come with them.

How does your background in investment banking and project finance influence your approach to teaching real estate investment analysis?

My background in investment banking and project finance is critical to my approach. In real estate, assessing return and risk thoroughly, as well as considering various challenging scenarios, is essential. My 10 years of experience at J.P. Morgan in London and New York have provided me with deep expertise in financial analysis and risk mitigation. This knowledge allows me to equip my students with the analytical tools necessary to navigate difficult market conditions and make strategic investment decisions. These tools are exactly what you need in today’s challenging market, and you can find all the answers in our program.

What are some key strategies for maximizing return on investments in real estate that you emphasize in your programme?

The first and most crucial step is conducting a comprehensive return and risk analysis. Every level of return comes with a corresponding level of risk that investors must assess and navigate. Secondly, extensive market research is key to identifying the right opportunities amidst the current challenges. Additionally, maintaining flexibility regarding different investment options—such as development, conversions, or renovations—is vital. Each city on the Costa del Sol has unique characteristics, making local market understanding essential to overcoming obstacles and ensuring successful investments. We teach you how to tackle these issues effectively in our program, ensuring you are prepared for any challenge that arises.
